An EICR (Electrical Installation Condition Report) is a full inspection and test of the fixed electrics in a property — the wiring, consumer unit, sockets, switches and earthing — checked against the current wiring regulations (BS 7671) and given a pass or a list of coded observations.

FAQs

Do landlords legally need an EICR?

Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have a valid EICR carried out at least every 5 years, and provide a copy to tenants and incoming tenants. Letting agents managing the property are usually responsible for arranging this.

How long does an EICR take?

Most 2–3 bedroom homes take around 2–4 hours. Larger properties, HMOs or commercial units take longer — we'll give you a realistic estimate when you book.

What happens if my property doesn't pass?

An EICR rarely gives a flat pass/fail — it lists observations by code. C1 and C2 issues need addressing (C1 urgently), C3 is advisory. We'll explain exactly what's needed and quote for the fix, with no obligation to use us.

How much does an EICR cost?

How long is an EICR valid for?

Typically 5 years for a rented residential property, 10 years for an owner-occupied home, and often 1–5 years for commercial premises depending on the type of installation. Your report will state the recommended retest date.
